Two houses on Sophia Street and Falcon Street are listed for demolition together for an apartment building, and North Sydney Council has resolved to clear the children’s centre at Kelly’s Place for open space.

So the scope is often drawn by someone else. Clearing a house, garage, pool and slab is our residential demolition service; an office floor taken back to a bare shell while the building trades on is our commercial demolition service. We read the consent before pricing either, because its wording and what you want removed rarely match.

Crows Nest sits in postcode 2065, shared with St Leonards, Greenwich, Naremburn and Wollstonecraft, and the authority differs across them. Lane Cove Municipal Council assesses demolition in Greenwich, while demolition in St Leonards is split between three councils street by street, Pacific Highway changing hands twice as it crosses that suburb. Complying development, a council assessment, and the ones that go past both

NSW gives a demolition two ordinary routes. A Complying Development Certificate is issued by an accredited private certifier against a fixed code, with nothing weighed up: satisfy every standard and it can issue. A Development Application goes to North Sydney Council, which assesses it on merit, notifies neighbours where its controls require and can approve with conditions or refuse.

Here the merit route is the busier one. Across the demolition entries the NSW Planning Portal holds for this council area, 411 went to the council as development applications against 128 complying development certificates. Modifications of consents already granted make up a further 25.8% of the demolition records there: schemes get approved, then altered, and the wording moves with them.

The route follows the land and the scope, not preference. Heritage listing or conservation mapping closes the certificate route, and so does scope: a standalone knockdown can qualify where one tied to a subdivision or a tower cannot. The third possibility is the one above, where past a certain scale the job goes on the state’s register instead, and we settle that before lodging.

The paperwork that rides on a bigger consent, and who lodges it

Where the demolition is one line in a larger approval, that approval is usually the builder’s. The rest is ours:

  • The DA lodged with North Sydney Council, or a CDC through a private certifier
  • Council notification, and written notice to affected neighbours
  • WorkCover approval and a Work Method Statement for your site
  • Dial Before You Dig plans before anything breaks ground
  • Electrical, gas and phone or internet disconnections arranged
  • Asbestos removed under licence, then EPA approved NSW disposal with tipping dockets returned
  • The demolition clearance certificate at completion

Pricing a demolition that is only stage one of the build

No rate exists that can be read down a phone. The number comes off the structure in front of us: what it is built from, whether asbestos is in it, how machines reach a highway frontage, how much stays upright, how much leaves. On a staged job the excavation and demolition are quoted as one sequence.

So somebody looks first, for nothing. The written price sets out demolition, approvals and disposal separately. No hidden fees, no variations, and any written quote you hold we will beat.

The demolition is already written into our builder's consent. Do we lodge anything else?

Usually not a second approval for the demolition itself. What sits outside it still has to happen: WorkCover notification, a work method statement, service disconnections, licensed asbestos removal and the clearance certificate. We check its wording against your scope, because the two rarely match.

Ours is a small job on a side street, nothing like the highway sites. Does that change anything?

In your favour, yes. A standalone knockdown meeting the code can go through a private certifier and never draws the scrutiny a redevelopment does. Licensing, the standard and lawful disposal do not change with size.
