Demolition Dundas Valley: the knockdown is rarely the whole job

Most of the suburb is splitting one lot into two. Simpson Street runs the other way, pulling lots together into a single site.

The NSW Planning Portal lists a project at 18-28 Simpson Street, dated March 2024. Its scope is demolition of existing structures and tree removal, for four manor home buildings. The odd-numbered end of the street, Nos. 1 to 7, sits on a determined application of its own. It covers demolition and a residential flat building, with 48 dwellings replacing the houses on it.

An even split between the certifier and the council

NSW offers two routes. A private certifier issues a Complying Development Certificate against fixed standards in a code: the land and the proposal either meet them or they do not. A Development Application goes to City of Parramatta Council, judged on merit against the controls over the site.

What comes off a block being split in two

A full knockdown takes the house, garage, sheds, carports, fencing, driveways and the slab, and pools are filled or dug out. Where two dwellings are going back, the crossing, the paths and the old service runs rarely survive the rebuild, so they come off in the same visit. Partial demolition takes a rear wing, an upper floor or the internals and leaves the rest propped and standing.

For your block, no. For your street, it changes the program. A multi-lot clearance runs a longer sequence, with more plant standing and more truck movements, and gets scheduled around the street rather than one driveway.
