Demolition Melrose Park

Before a knockdown in Melrose Park is approved, you need to know which council your street answers to. Demolition here is assessed by two: the City of Ryde on Lancaster Avenue and Cobham Avenue, the City of Parramatta on Hope Street. Wharf Road is split down its own length, 91 and 141 in Ryde, 84 and 38 in Parramatta. Send a homeowner to Parramatta for a Ryde-side knockdown and they are at the wrong counter.

Super Demolition carries out house and commercial demolition in Melrose Park, NSW, holding a current Demolition Licence and Asbestos Removal Licence. Which council assesses your job depends on your street: the City of Ryde or the City of Parramatta. Site assessments are free, every quote is written, and we respond to enquiries within 24 hours. Which council assesses your demolition depends on your street

City of Parramatta covers 46.6% of Melrose Park’s land area and City of Ryde the rest, each under a different instrument. The Ryde side is zoned R2 Low Density under Ryde Local Environmental Plan 2014: Lancaster Avenue, Cobham Avenue, and 91 and 141 Wharf Road. The Parramatta side is MU1 Mixed Use under Parramatta Local Environmental Plan 2023, covering Hope Street with 84 and 38 Wharf Road.

The postcode will not settle it either. 2114 covers West Ryde and Denistone West too, and demolition in West Ryde is City of Ryde on every street. Melrose Park is not. West of here, demolition in Ermington is City of Parramatta end to end.

One thing does hold across the whole suburb: no heritage constraint. Where a conservation area or a listed item applies, demolition needs consent and cannot be complying development. Not a hurdle you have here.

What your neighbours have been getting approved

Eleven street-level demolition approvals sit on the public planning record here. All are on the Ryde side, all residential, and all but one ran as complying development lodged with a private certifier.

Two streets carry most of it. Lancaster Avenue took three approvals in five weeks across June and July 2026, at numbers 13, 25 and 63. Cobham Avenue has number 92, and number 118 ran through three lodgements over eight weeks.

What goes back on the block is consistent: a dual occupancy, or a two-storey dwelling with a pool. Both change what the demolition leaves behind. A pool means the excavator is not finished when the house is down; a dual occupancy means clearing to the boundaries rather than the middle. Ordinary work for our residential demolition service.

The Parramatta side is commercial scale rather than knockdown-rebuild: apartment sites on Hope Street and Wharf Road, fitouts at Melrose Park Town Centre. Those blocks answer to a different council than the house two streets away, and work at that scale is our commercial demolition service.

30+Years Experience

Who you get when you call Super Demolition

Jack owns the business and is usually the person who comes out to look at your block. Super Demolition is family owned and managed, with over 30 years of experience behind it. We hold a current Demolition Licence and Asbestos Removal Licence, and our staff and contractors comply with WorkCover requirements to Australian Standard 2601-2001.

We work across Northern Sydney, and the same crews and plant cover both sides of the Melrose Park boundary. If asbestos appears once the linings come off, it is removed under the same contract rather than handed to a second trade, and our asbestos removal service sets out how it is licensed, carted and cleared.

Do you need a DA, or will a certificate do?

NSW gives you two routes, and Melrose Park leans heavily on one. A Complying Development Certificate is issued by a private certifier, not by council. It applies where the proposal meets the standards written into the code, and it is not assessed on merit: it complies or it does not. On the Ryde side that is how nearly every demolition here is approved.

A Development Application goes to council instead, assessed on its merits against the controls for the site. You end up here when the proposal or the site falls outside the code. It is the more involved route, and generally the slower.

The certificate route also dominates demolition in Marsfield, City of Ryde throughout, while demolition in Eastwood splits between the same two councils. We confirm which authority covers your address before anything is lodged.

Paperwork you sign, paperwork we lodge

Approvals are the part most owners want handed over, so check what demolition contractors in Melrose Park include before you sign. We carry all of it:

  • The DA, or the complying development certificate, lodged through council or a private certifier
  • Council notification, and written notice to the neighbours either side
  • WorkCover approval and a Work Method Statement written for your site
  • Dial Before You Dig plans before anything breaks ground
  • Electrical, gas, and phone or internet disconnections arranged
  • A Statement of Environmental Effects and tree removal approval where the scope needs them
  • The clearance certificate at completion, with tipping dockets and EPA-approved disposal

You sign what we put in front of you. We lodge the rest.

How the quote is put together

Nobody can price a house demolition in Melrose Park over the phone. Access, what the house is built from, whether asbestos is present, and whether a pool or slab comes out with it all move the figure.

So we look first. The site assessment and written quote are free with no obligation, the quote itemises the work and every approval included, and no hidden fees or variations follow. Hold a written quote from someone else and we will beat it. Send the address and you will hear back within 24 hours.

What owners here ask before the machines arrive

What are the proposals for the Melrose Park South Planning Precinct?

City of Parramatta runs precinct planning for Melrose Park, and council’s own position is that the completed rezonings are not currently in effect. On the development record now: 19 Hope Street for buildings of 8 to 18 storeys with 197 affordable dwellings and 154 co-living rooms, 84 Wharf Road for 368 units, and fitouts through Melrose Park Town Centre. The control binding your own block is the one applying to your street today.

I am on Wharf Road. Which council do I lodge with?

It depends on the number. 91 and 141 Wharf Road are City of Ryde. 84 and 38 are City of Parramatta. One road, two authorities, two registers. We check your address against the boundary before anything else.

Will a pool or a slab come out with the house?

Only if you want it out. Tell us what your builder has drawn: on a block going to a pool the excavator is still working after the house is down, and that belongs in the quote rather than arriving later as a variation.
