What your job looks like depends on which side of those boundaries the building stands. The public planning record from 2018 to 2023 reads differently on each.
On the Lane Cove side the work is residential and mixed-use at scale: dwellings on streets such as Canberra Avenue and Berry Road cleared in groups for apartment buildings. The North Sydney stretch of Christie Street is commercial, older buildings coming down for taller mixed-use ones, with facade steel and cladding stripped off a building on Atchison Street. The Willoughby side is almost entirely internal: office and retail tenancies on Pacific Highway and Chandos Street stripped back to the shell, workstations, joinery, partition walls and ceilings included, and every one of them approved by a private certifier rather than the council.

NSW gives a demolition two routes. A Complying Development Certificate is issued by a private certifier against a fixed set of standards, with nothing weighed on merit: meet every standard in the code and the certificate can issue. A Development Application goes to the council instead, which assesses the proposal on its merits, notifies neighbours where the controls require it, and can approve with conditions or refuse.
Which route is open to you follows the land and the scope, never preference. Zoning, heritage listing and conservation mapping open or close the complying development path, and here they are set by three different local environmental plans. Scope matters as much: a standalone demolition often qualifies, while one tied to a subdivision or a second dwelling is usually assessed on merit.
Approvals are where a demolition stalls, and the part an owner or tenant is otherwise left to chase. We run the list as part of the contract:

What moves the number is what the structure is made of, whether asbestos is present, how machines and trucks reach the site, how much has to stay standing, and how much material leaves. By the number. The odd side is North Sydney and the even side Willoughby, so two buildings facing each other across the road are assessed under different plans. We check the number, never the street name on its own.
The approval route is often the simpler one, because a fit-out removal that meets the standards can go through a private certifier. The rest still applies: lawful disposal with dockets, and any asbestos in ceilings or vinyl removed under licence with an independent clearance certificate before the floor is handed back.
