Demolition Wentworth Point: new buildings standing on old ground

Two demolition applications across 123 planning records: that is the entire demolition history of this suburb, and neither was a house. What makes demolition in Wentworth Point unusual is not the buildings, barely old enough to need replacing. It is the ground under them, and who assesses the paperwork on top.

Super Demolition carries out demolition in Wentworth Point, postcode 2127: house and garage knockdowns, partial demolition, commercial strip-outs, concrete structure removal and asbestos removal. City of Parramatta Council is the consent authority here, not the Sydney Olympic Park Authority. We hold a current Demolition Licence and a current Asbestos Removal Licence and work to Australian Standard 2601-2001. Site assessments and written quotes are free.

Your application goes to the council, not to the counter over the footbridge

Sydney Olympic Park shares this postcode and is governed differently. It is not zoned by the council’s local environmental plan, and an application there is lodged with the Sydney Olympic Park Authority and determined by the Minister for Planning and Public Spaces or a delegate. Advice written for that precinct gets applied to this side of the line constantly, and it is wrong here.

Of the record coordinates checked here, all but seven return Parramatta Local Environmental Plan 2023, and those seven share one address. Every determination on the register came from the council, its delegated staff or a planning panel, none from a Minister or the Authority. Burroway Road is split along its own length: number 1 falls under the State precincts policy, addresses further up under the council plan. Hill Road runs through three suburbs. So we ask for a street number, not a suburb name.

Neither approval route gets much use in this suburb

New South Wales gives a demolition two routes. A complying development certificate is issued by an accredited private certifier against a fixed state code: meet every standard in it and it can issue, with nothing weighed on merit. A development application goes to City of Parramatta Council, assessed on merit and open to conditions or refusal. Eligibility follows the land and the scope, and what else is lodged beside the demolition often decides it.

What stands out is how little either is used. Across 123 planning records, two carried demolition wording as development applications and none came through as a certificate. That zero is real: the same council’s feed carries 1,587 demolition certificates across the wider local government area. One was a shop on Baywater Drive; the other, on Bennelong Parkway, a residential flat building determined by the regional planning panel.

Pricing a job the suburb gives you nothing to compare against

There is next to nothing on the local record to compare against, which is why a number read down the phone would be a guess. What moves the figure is the structure, whether asbestos is in it, what the fill underneath turns out to be, and how much protection the occupied parts need.

Much of the work here is commercial, taken back to base build for the next tenant, which is our commercial demolition service. Someone stands on the site first, for free. The written quote itemises works, approvals and disposal, with no hidden fees and no variations, and we will beat any you hold.

Nothing on this list is yours to chase

  • The development application, or the certificate through a private certifier
  • Council notification, and written notice to affected neighbours
  • WorkCover approval and a Work Method Statement for your site
  • Dial Before You Dig plans before anything breaks ground
  • Electrical, gas and phone or internet disconnections
  • Asbestos removed under licence, with EPA approved NSW disposal
  • The demolition clearance certificate at completion

The contamination record here is filed under the suburb’s old name

Search the State register under this suburb’s name and it returns nothing, which is not the reassurance it looks like. Wentworth Point was carved out of Homebush Bay in 2009, and the entries that matter stayed with the older name. Its own public description is of land built on a reclaimed industrial site, and civil contractors here describe hazmat removal and demolition in contaminated fill.

Heritage barely registers: the only feature mapped over this ground is the parkland along its edge, and none of the suburb’s addressed records fall inside it. Ground condition takes its place, governing what is established before lodgement and where material may lawfully go. If asbestos appears once the linings come off, it comes out under our own licence rather than as a second contract, and our asbestos removal service sets out how that is cleared.

Same crews, same licences, one suburb over

We work across Western Sydney. The nearest suburbs on the same council register:

What owners and tenants ask us about work here

Is my address assessed by the council, or by the authority next door?

By the council, in all but a handful of cases. The exception is one address on Burroway Road, which sits under the State precincts policy while its neighbours up the road do not. We settle it from the street and number, because the shared postcode will not.

Everything around here was built this century. Is any of it old enough to demolish?

Rarely a knockdown, but the work happens. Contractors mobilised in September 2024 to demolish old concrete structures on the Peninsula Park site. A 2023 school upgrade removed 14 demountable classrooms.

Nobody local can tell me what this should cost. What are you actually pricing?

The building, not the suburb: material, asbestos, what sits under the slab, access, and how much structure stays. Anyone naming a figure before walking the site is pricing a stranger’s job.

Is Wentworth Point reclaimed land, and does that change my demolition?

Yes, and it changes the paperwork rather than the machinery. The land was reclaimed and worked industrially long before the apartments arrived, and because the suburb only took its own name in 2009, its history sits under Homebush Bay. Demolition waste has to be classified and taken to a licensed facility, and imported fill makes that a live question. At the site visit we will say what is worth testing.

Almost nothing here is settled by the name of the suburb. The planning instrument, the approval route and the ground underneath belong to a street and a number.
