There are two ways a demolition is approved in New South Wales. A complying development certificate is issued by a private certifier against a fixed code, and nothing is weighed up: the land and the proposal meet every standard in it or the route is shut. A development application goes to Inner West Council, which weighs it on merit, notifies the neighbours its controls require, and can approve with conditions or refuse.

A full demolition takes the house, garage, sheds, fencing, paving and the slab underneath, and hands the land back level. A partial one removes a rear section, an upper level or the internals while the rest stays standing, propped and weather protected.
