Two approval routes, and what puts you on one or the other

A complying development certificate is issued by a private certifier against a fixed code. Nothing is weighed up: the proposal meets every standard in that code or it does not. A development application goes to the City of Canada Bay instead, which assesses it on merit, notifies neighbours where the controls require it, and can approve with conditions or refuse.

What decides which route is open is the land and the scope, not how simple the job looks from the footpath. Zoning, a heritage listing or a conservation area mapped under Canada Bay Local Environmental Plan 2013 will generally close the certificate route and send the job to council. A standalone knockdown commonly qualifies; a demolition tied to a dual occupancy or a subdivision usually does not. Across the Canada Bay register the certificate route is now the common one for straightforward knockdowns, entered there as privately issued complying development certificates.

How much is demolition per m²?

Floor area is one input, and on its own a poor predictor, so we do not publish a square metre rate. A single storey house with clear access and a two storey house on a tight block can share a floor area and price nothing alike. Asbestos and disposal do not scale with it.

What are the three types of demolition?

The distinction that matters on a quote is how much comes out. Full demolition takes the structure to a cleared site. Partial demolition removes a rear wing or upper level while the remainder stays standing. A strip-out takes the interior and leaves the shell. We do all three.

Can I demolish my own house in NSW?

Owning it does not exempt it. Consent comes first, from a private certifier or from council, and most of what follows is licensed work: structural demolition, friable asbestos in every case, bonded asbestos beyond the quantity SafeWork NSW allows, and the electricity and gas disconnections. Waste has to reach a lawful facility with dockets to prove it. Stripping fittings out yourself is common; the building itself is another matter.

What is the cheapest way to demolish a house?

The one approved correctly the first time and priced with everything already in it. Re-lodging an application, meeting asbestos halfway through, or taking a quote that leaves out the disconnections and disposal all cost more than they save.
