Demolition Beecroft: which council signs off depends on your street

You can own two Beecroft houses three streets apart and lodge their demolition approvals with two different authorities. Settling that first saves a wasted lodgement. About 22.77% of the suburb’s land area sits inside the City of Parramatta and the rest answers to Hornsby Shire Council, so the approval follows your address rather than the suburb name. Super Demolition works both sides of that line, taking houses, garages, sheds, pools and fitouts off local blocks with the asbestos, the disconnections and the paperwork under one contract. Site assessments are free. Send us the street number and we will tell you what your job needs.

Super Demolition is a family owned demolition contractor working in Beecroft and across Sydney. We carry out house and garage demolition, partial strip-outs, asbestos removal and site clearing. We hold a current Demolition Licence and a current Asbestos Removal Licence, and work to Australian Standard 2601-2001 under WorkCover requirements. Demolition in Beecroft is assessed by Hornsby Shire Council or the City of Parramatta, depending on the address.

Which council assesses a demolition in Beecroft

Beecroft is postcode 2119, and for most of the suburb Hornsby Shire Council is the consent authority. The exception is measured, not estimated: 22.77% of the suburb’s land area falls inside the City of Parramatta, established by testing address points against the local government boundaries. Two authorities means two local environmental plans, two application registers, and two sets of controls.

Lodging with the wrong one costs you the time it takes to be told so.

The NSW Planning Portal listed a seniors housing proposal at 132-134 Beecroft Rd in February 2026, covering demolition of existing structures, site works and site consolidation for a residential aged care facility. That is a public planning record rather than one of our jobs, and a fair picture of what merit assessment covers past a single dwelling.

The licences Super Demolition works under

Jack owns the business and is usually the person who turns up to look at your site. Behind that sits over 30 years of experience in demolition and asbestos work, in a company that is family owned and managed. The credentials worth asking any contractor to produce before you accept a quote:

  • A current Demolition Licence and a current Asbestos Removal Licence
  • Staff and contractors complying with WorkCover requirements to Australian Standard 2601-2001
  • Fully licensed and insured, with coverage details available when you ask

The full set, including the disposal and recycling side, sits with our residential demolition service.

Site assessments and written quotes are free with no obligation, and every enquiry gets an answer within 24 hours. Call 0455 888 819 and we will arrange a time to walk the block with you.

The two ways a Beecroft demolition gets approved

A Complying Development Certificate is issued by an accredited private certifier against a fixed set of state standards. Nothing is judged on merit. A Development Application is the other route: it goes to the council, which assesses the proposal on its merits, notifies who needs notifying, and decides.

What pushes a job one way or the other is the site and the scope, not the size of the house. Around the Hornsby suburbs a straightforward single-dwelling knockdown commonly registers as complying development, while anything carrying a dual occupancy or a subdivision alongside it goes to merit assessment. Heritage listing, a conservation area or a lot falling outside the standards will also close the certificate route. On the Parramatta side of Beecroft both routes exist too, under a different plan and a different register. You will know which one your address is heading for at quote stage, and we lodge it either way.

Knocking down a house, or just part of one?

A full knockdown before a rebuild takes in the house, the garage, the shed, the pool and the slab, back to a level block your builder can start on. Partial work is just as common: a rear section removed, a garage taken out, a pool filled, walls stripped while the house stays liveable.

Asbestos is handled on the same contract through our asbestos removal service, carted on our own trucks to an approved facility with the tipping dockets returned to you. Shop and office strip-outs along the commercial frontages run through our commercial demolition service.

We own our plant, down to the haulage truck that moves the machines, which keeps tight access blocks workable and your start date out of a hire company’s hands. The same crews work across Northern Sydney, covering demolition in Cheltenham, demolition in Pennant Hills and demolition in North Epping. The split-council question turns up again further south with demolition in Dundas.

Paperwork we handle before a machine moves

Approvals are where most demolitions stall. We run all of it as part of the contract:

  • DA approval or a complying development certificate, lodged through a private certifier or through your council
  • Council notification, and written notification to affected neighbours
  • WorkCover approval and a Work Method Statement written for your site
  • Dial Before You Dig plans before anything breaks ground
  • Electrical, gas and phone or internet disconnections arranged
  • A Statement of Environmental Effects and tree removal approval where the scope calls for them
  • The demolition clearance certificate at the end

You sign what we put in front of you. We lodge the rest.

Getting a price for the job

Nobody can give you an honest number over the phone. The price turns on what is standing, what is in it, how the machines get in and out, and what the approvals require.

So we look at it first. The assessment and the written quote are free, the quote itemises the work and the approvals included, and no hidden fees or variations appear later. If you already hold a written quote from someone else, we will beat it.

What Beecroft owners ask before the machines arrive

How do I find out whether my property is in Hornsby or the City of Parramatta?

Give us the street number. The boundary runs through the suburb and ignores the postcode, so the address is the only reliable answer.

Do I need a development application to knock a house down here?

Not always. A straightforward single-dwelling knockdown often qualifies for a complying development certificate through a private certifier. Heritage, a conservation area or a bundled subdivision usually means a full application to council.

Who tells the neighbours?

We do. Written neighbour notification and council notification are part of the contract, along with the Work Method Statement setting out how the site is fenced, watered down and worked next to the houses on both sides.

Do you handle asbestos, or do I arrange that separately?

We handle it under our own Asbestos Removal Licence, with our own crews and trucks, and hand you the tipping dockets. Nothing gets subcontracted to a separate removalist mid-job.

What do I have at the end?

A cleared, level site, the tipping dockets for the waste, and the demolition clearance certificate. Those are the documents your builder, your certifier and any future buyer will want to see.

A Beecroft demolition goes wrong in the paperwork long before it goes wrong on site, and which side of the council boundary you sit on decides half of it. Give us the address, and we will settle that, walk the block and price it in writing. Call 0455 888 819 or email info@superdemolition.com.au.
