The route most demolitions in this council area take

NSW gives you two. A complying development certificate is issued by a private certifier against a fixed code: the land and the proposal meet every standard in it, or they do not. A development application goes to the City of Canada Bay, which assesses it on merit, notifies neighbours where its controls require, and can approve with conditions or refuse.

Across the council area the certificate carries the larger share, at 54.9% of demolition approvals, and a private certifier issues 91.3% of those certificates. Read both as council figures: they cover every suburb at once and settle nothing about one block. Yours is settled by the land and the scope, never preference. Can we choose the certifier route to save time?

No. It is not a preference you exercise, it is an eligibility your land either has or does not. Nor will we quote a turnaround: the dates recorded publicly against certificates mark when a certifier lodged an already issued document, not how long an applicant waited.

How do I check that a demolisher is actually licensed?

Ask for the licence and the number on it, then verify it rather than taking a website’s word. A current Demolition Licence, a current Asbestos Removal Licence and WorkCover compliance to AS 2601-2001 can all be put in front of you before you sign.

Our address says Canada Bay. Is that the suburb or the council?

It can be either. The suburb is one place, in postcode 2046. The council is the City of Canada Bay, which takes in that suburb along with a dozen others we cover, and several postcodes besides.
