What the Lane Cove planning record actually shows

Mapped conservation area covers just 2.8% of Lane Cove Council’s land area, one of the smallest shares among the Sydney councils measured. Heritage mapping closes off the certifier route here far less often than in the heavily mapped councils nearby.

Even so, demolition here still leans on council assessment. Complying development certificates make up 37.5% of demolition approvals, comfortably under half, and 87.7% of those certificates are issued by a private certifier rather than the council.

The figure worth planning around is a different one. Roughly 30.9% of demolition-worded applications in Lane Cove are modifications of consents already granted, not fresh proposals. Plans get changed after approval here more often than almost anywhere else measured.

The two consent routes, and what decides which one you get

NSW gives a demolition two doors. A Complying Development Certificate is issued by an accredited private certifier against a fixed code: meet every standard and it can issue, with nothing weighed on merit. A Development Application goes to Lane Cove Municipal Council, which assesses the proposal on merit, notifies neighbours where the controls require it, and can approve with conditions or refuse.

The land and the scope decide, never preference. Zoning, heritage listing and conservation mapping open or close the certificate route, and scope counts just as heavily. A standalone knockdown commonly qualifies; partial demolition, or anything staged around a structure that stays, usually goes to merit assessment.

When was Greenwich Hospital demolished?

It has not been, and the results answering that question describe a different place: the Greenwich District Hospital in London, taken down years ago. Sydney’s Greenwich Hospital is a separate institution on the other side of the world, and its buildings are coming down now, in stages.

How much does demolition cost in Sydney?
