Clearing a lot right across its width

A single replacement house lets a demolisher leave the edges of a block alone. A pair does not. The new pads sit closer to both boundaries, so the old side paths, the retaining that props up a neighbour’s fence line and the buried stormwater running to the kerb all have to be dealt with rather than worked around. Two dwellings usually mean two driveways, so the existing crossing and the concrete behind it come out with everything else.

What is under the slab matters as much as what is above it. Footings, old fuel and septic relics, sewer junctions and the abandoned lead-in for power and phone are all things a builder will hit if they are left. We take them out, backfill where the geotechnical report calls for it, and hand over a level, measured platform instead of a heap of rubble.

A certifier signs most of these, and the council takes the rest

New South Wales gives a demolition two routes. A Complying Development Certificate is issued by an accredited private certifier where the proposal meets every standard in the state code, with nothing weighed up on merit. A Development Application goes instead to the City of Ryde, which assesses it on merit, notifies where its own controls require, and can approve with conditions or refuse.

Nobody prices this off the number of bedrooms

Two houses of the same size on the same street rarely land on the same figure, which is why nothing useful can be said down a phone. Do we need to be on the block while the house comes down?

It changes where we stop rather than what comes down. An attached pair pushes the new footings toward both boundaries, so we clear to the fences instead of leaving a working margin, and anything that was propping up ground near a boundary gets replaced or engineered rather than simply pulled.

What happens to the level of the block once everything is out?

That is worth agreeing in writing. Filling a hole with demolition spoil is cheap and useless to a builder. We take the material away, bring the site to the level your plans call for, and note the level in the quote so your builder is not paying twice to fix it.

Several Sobraon Road blocks have already been through this. Does that make ours easier?

It tells you something about the street, not about your block. Where several blocks nearby have been cleared, kerb crossings, verges and street parking are usually already worn in, which helps with access. What none of that settles is what is under your slab, what your house is lined with, or what the mapping over your particular lot allows.
