Mapping covers 11.9% of the land here, well under the most heavily mapped councils nearby, yet the certificate route still carries only 22.0% of demolition approvals. Two of the thirteen council areas measured lower, so it is not the extreme case, but it sits well below what the mapping suggests.
So do not read your route off a conservation map: a block outside every mapped area can still be assessed on merit, and here it often is.
Of the 307 council files here, 212 end with a house standing where a house came down. This is a suburb replacing dwellings rather than multiplying them, not the pattern that fills registers further west. Pools, decks, garages and fencing appear on roughly a quarter of them.

NSW gives a demolition two ordinary routes. A Complying Development Certificate is issued by an accredited certifier against a fixed state code, with nothing weighed on merit: satisfy every standard and it can issue. A Development Application goes to Mosman Council, which assesses it on merit, notifies the neighbours its controls require, and can approve with conditions or refuse.
Here the merit route is much the busier, and a certificate that does issue almost always comes from a private certifier. Eligibility follows the land and the scope, never preference: a listing or conservation mapping closes the certificate route, as does scope, since a standalone knockdown can qualify where one tied to a subdivision cannot.
